Waterproofing Problems (Moisture)
Waterproofing problems involve water entering the basement or crawlspace through the foundation wall or floor slab, but without structural movement of the foundation itself. Examples:
- Water seeping through porous concrete after heavy rain
- Water entering through a hairline crack that is not growing
- Condensation collecting in a humid crawlspace
- Water coming through the wall-floor joint (cove joint) at the base of the wall
Signs: Wet basement floor or walls after rain, efflorescence (white mineral deposits), mold on basement surfaces, musty odor, visible water staining
Solution: Waterproofing - crack injection, interior drainage, exterior membrane, vapor barrier
When You Need Both
Some situations require both structural repair and waterproofing - typically when:
- A structural crack (from settlement or pressure) is also allowing water entry
- A bowing wall is both structurally compromised AND allowing water entry through the crack
- A crawlspace has both pier damage (structural) and moisture damage (environmental)
In these cases, the standard approach is:
- Address structural issues first (stop movement, stabilize the wall)
- Address water management second (seal cracks, install drainage)

Evaluating a Combined Quote
If a contractor is quoting both foundation repair and waterproofing, verify that each scope is clearly itemized. You should be able to see:

- The justification for each scope (is the waterproofing needed, or is it being bundled because it’s profitable?)
A contractor who bundles waterproofing into every foundation quote without specific justification for each property warrants scrutiny.
