Why Monitoring Matters Before You Call a Contractor
Foundation contractors are not always the right first call when you notice a crack. Many cracks in concrete and masonry are the result of concrete shrinkage, thermal expansion and contraction, or minor settlement that occurred during the home’s first few years and has long since stabilized. Calling a contractor to inspect a stable, old shrinkage crack leads to either an unnecessary repair quote or a wasted inspection fee.
The monitoring-first approach:
An active crack - one that is growing - is a different engineering problem than a stable crack. A crack that has grown 1/4 inch over six months tells a contractor something specific about the rate and direction of foundation movement. A crack that has not changed in 18 months tells them something equally important: the movement that caused it has stopped, and the crack is a record of past settlement, not ongoing structural distress.
Monitoring before calling a contractor serves three purposes:

It determines urgency. A crack that is not growing is rarely an emergency. A crack that grows 1/16 inch every month is a different matter entirely.

It prevents unnecessary expense. Contractors who see a crack and no monitoring data can only quote based on the current condition. If the crack is stable, that context is missing and may result in recommendations for more intervention than the situation requires.

It produces valuable diagnostic evidence. A file of dated photographs and measurements showing crack behavior across seasons gives a structural engineer or contractor far better diagnostic information than a single inspection visit. Seasonal patterns, growth rate, and directional data all narrow the list of probable causes.
The Three Monitoring Methods
Method 1 - The Pencil-and-Ruler Method (No Cost)
The pencil-and-ruler method requires nothing you do not already have at home. It is adequate for monitoring most residential foundation cracks and produces a paper record you can share with contractors or engineers.
Materials needed:
- Pencil (not pen - pencil marks remain readable on masonry longer)
- Ruler with 1/16 inch graduations
- Painter’s tape or masking tape
- Permanent marker
- Notepad or simple spreadsheet for records
Setup procedure:
Step 1 - Mark the crack ends. At each end of the crack, draw a short horizontal line (perpendicular to the crack direction) with a pencil. Write today’s date beside each line. If the crack end is in an awkward location, use a piece of masking tape beside the crack and mark it.
Step 2 - Mark measurement points. Along the crack length, mark 3-5 specific measurement points with a circle and a letter (A, B, C). These are the points where you will measure width at each monitoring interval. Marking specific points is critical - measuring at slightly different locations each time creates false variation in your data.
Step 3 - Measure and record. At each marked point, measure the crack width to the nearest 1/16 inch. Record in a table: date, point letter, width measurement. For cracks under 1/16 inch, record as “hairline” or use ”< 1/16.”
Step 4 - Photograph. Photograph the full crack length and a close-up of each measurement point with a ruler visible in the frame. The ruler in the photo creates an independent verification of the width that does not depend on your handwritten measurements.
Monitoring schedule:
- Month 1-3: measure monthly
- Month 4-12 (if stable): measure quarterly
- Year 2+: measure twice per year, aligned with the seasons (spring and fall capture the full range of seasonal movement)
Recording format - simple is fine:

The example above shows a seasonally active crack that is nonetheless stable - returning to the same baseline each cycle. This is a different finding than a crack that reads 1/8” in October, 3/16” in December, and 1/4” in March.
Method 2 - Tell-Tale Crack Monitors (Professional Grade, $5-$20 Each)
Tell-tale gauges are small, purpose-built instruments designed for exactly this monitoring application. They consist of two overlapping plastic panels, each bonded to one side of the crack. As the crack moves, the panels slide relative to each other, and the change is readable on a graduated scale.
What tell-tales measure that rulers cannot: Tell-tales measure movement in two dimensions simultaneously - width change (the crack opening wider or narrower) and shear (one side moving up or down relative to the other). Shear movement is difficult to detect with a ruler and is an important diagnostic indicator. If one side of a crack is climbing higher than the other, that tells an engineer something specific about the direction of foundation movement.
Reading a tell-tale: Most tell-tales have a crosshair printed on one panel over a grid on the other. You read the position of the crosshair on the grid in both X and Y directions and record the values. With no movement, the crosshair stays centered on the zero point. Any deviation from zero represents accumulated movement since installation.
Brands available:
- Avongard Tell-Tale: the standard product used in structural engineering practice; available from masonry supply houses and online; $8-$18 each
- Masterbond Tell-Tale: similar design and price range
- Generic versions from construction supply companies: $5-$10 each, adequate for monitoring purposes
Installation:
- Clean the concrete on both sides of the crack - the tell-tale must bond to sound, dry concrete
- Mix the adhesive (typically a two-part epoxy included with the gauge)
- Apply adhesive to both tabs of the tell-tale and press each tab firmly to its respective side of the crack
- Hold for 60-90 seconds and allow full cure (24 hours) before reading
- Take and record an initial zero reading immediately after installation
Monitoring interval: Same as the pencil-and-ruler method. Photograph the gauge face at each reading to create a dated visual record alongside the numeric record.
When to use tell-tales vs. the pencil method: Use tell-tales for cracks that are in critical structural locations (corner intersections, cracks near openings), cracks that you suspect may have shear movement, or cracks in locations where a ruler is awkward to use consistently. For a straightforward vertical crack in a flat basement wall, the pencil-and-ruler method is adequate and less expensive.
Method 3 - Photographic Documentation
Photography alone is the least precise monitoring method, but it is also the lowest-effort and produces a visual record that is immediately useful when showing a crack to a contractor or engineer remotely.
Setting up a repeatable photo station:
The challenge with photographic monitoring is getting consistent images that allow accurate comparison over time. Photographs taken from different distances and angles cannot be compared reliably for crack width.
Consistency protocol:
- Choose a physical reference point for camera position (a specific tile edge, a floor drain, a marked spot on the concrete)
- Mark the camera height and angle with a piece of tape indicating where you stand and which direction you face
- Always shoot at the same focal length (do not zoom in or out between sessions)
- Always use the same reference object for scale - a ruler, a coin, or a marked wooden dowel placed at the crack at the same orientation each time
Photograph sequence for each monitoring session:
- Wide shot: full view of the affected wall section, showing the crack in context
- Mid shot: the full length of the crack from 2-3 feet away
- Close-ups: each marked measurement point with a ruler touching the crack face
Lighting: Natural light is inconsistent. If the area has no natural light, keep a clip-on worklight in the inspection area and use it at the same position each time. Shadows from different lighting angles make width comparison difficult.
Storage: Name folders by date (2024-10-01, 2024-11-01) and store sequentially. After 12 months, you will have a chronological visual record that clearly shows whether anything has changed.
What Counts as Concerning Growth?
Crack growth thresholds that determine when professional involvement is warranted:

“New symptoms” means any of the following appearing alongside or after the crack: sticking or binding doors, sticking windows, visible floor slope, gaps opening at wall-ceiling junctions, cracking in drywall above door frames, or water infiltration in a previously dry area.
The combination of a growing crack and new structural symptoms elevates the urgency significantly. A crack that is growing in isolation may indicate slow, chronic soil movement. The same crack growing alongside deteriorating door function may indicate accelerating structural distress.
Seasonal vs. Structural Movement - How to Tell the Difference
Many homeowners mistake seasonal crack movement for structural deterioration - and the reverse can also happen. Understanding the difference determines whether your crack needs repair or just continued monitoring.
Characteristics of seasonal crack movement:
- Width changes correlate with the season: typically widens during dry months (summer in most climates; winter in very dry western climates) and narrows during wet months
- Movement reverses each year and returns to approximately the same baseline width
- Change is gradual over weeks, not sudden
- Not accompanied by progressive deterioration in door or window function
- The total range of movement is consistent year over year (opens 1/8” each summer, closes 1/8” each winter)
Characteristics of structural crack movement:
- Width consistently increases in one direction over time - does not return to baseline
- Movement may correlate with weather but does not reverse
- Accompanied by other worsening symptoms: sticking doors, floor slope, new cracking elsewhere
- May have sudden jumps in width (indicating abrupt soil movement) rather than gradual change
The 12-month baseline test: The most reliable way to classify a crack is to monitor it through all four seasons. A crack that is exactly the same width on October 1 of year 2 as it was on October 1 of year 1 - regardless of what it did in between - is behaving seasonally and is stable. A crack that is wider on October 1 of year 2 than it was on October 1 of year 1 has grown and should be evaluated.
One important exception: A crack that returns to the same width each cycle but has grown in length (the end mark has moved) is not stable. Crack length extension indicates the fracture is propagating, even if the width is not changing.
How to Document Crack Behavior Before Your Inspection Appointment
When you schedule a professional foundation inspection, your monitoring records significantly improve the quality of the assessment. A contractor or structural engineer who visits your home once and sees one data point - today’s crack width - has far less information to work with than one who sees 12 months of documented behavior.
What to bring to the inspection:
Your monitoring log: A simple table of dates and measurements is more useful than verbal descriptions of “it seems like it’s getting worse.” Contractors can review the data and identify trends you may not have noticed.
Your photograph file: The dated photograph sequence lets the inspector see the crack’s history without relying on your memory. If the crack appeared suddenly after a specific event (heavy rain, drought, nearby construction), the photographs confirm the timeline.
A list of other symptoms: Note any changes you have observed in the house alongside the crack - and when those changes appeared. Changes that appeared before the crack suggest the crack may be a secondary symptom. Changes that appeared after the crack suggest the crack and the structural movement are active.
Questions prepared in advance: Your monitoring data will have generated questions. Write them down. A well-prepared homeowner with documented data gets a more useful inspection than one without it.
The monitoring process, even when it reveals a stable crack that requires no immediate repair, has value: it removes uncertainty. If your records show 18 months of no growth, you can stop worrying about that crack and direct your attention to the ones that warrant it.
