Is Your Foundation Problem Actually an Emergency?
The word “emergency” gets overused in home repair. A crack in your basement wall that has been stable for five years is not an emergency, even if it’s wide and looks alarming. Genuinely urgent foundation problems share one characteristic: active, recent, or accelerating movement.
Signs That Require Immediate Action
Visible wall bowing that has changed recently. If a basement or crawlspace wall is bowing inward and you can see or measure that the bowing has increased in the past few weeks, this is urgent. Bowing under active soil pressure can accelerate once the wall begins to yield.
Rapid floor slope or level change. A floor that is suddenly much more uneven than last month - doors that closed fine last week are now jammed, visible tilt you can see without a level - suggests active foundation movement that may not be self-limiting.
Crack width changing over days. Place a pencil mark across a crack and note the date. If the crack widens measurably (even 1/16”) in a week, the movement is ongoing. Stable cracks don’t require immediate action.
Active water intrusion with no drainage. Water pooling in a basement or crawlspace with nowhere to go, especially after a significant rain event, creates hydrostatic pressure that accelerates structural deterioration and can undermine footings if the soil erodes.
Post-flood assessment. Any home that has experienced foundation-level flooding should be assessed by a structural engineer before full reoccupation, particularly if the home is on a crawlspace or has a block foundation. Scour under footings is not always visible from inside.
Structural separation. Visible gaps between the foundation wall and the sill plate (the wood beam that sits on top of the foundation), between the foundation and brick veneer, or between wall sections that didn’t exist previously.
Signs That Are Serious But Not Emergencies
- Cracks that have been present for years without change
- Efflorescence (white mineral deposits) on basement walls
- A damp or musty crawlspace without active flooding
- Sticking doors or windows in a home that has always had them
- Hairline cracks in poured concrete walls (very common, usually benign)
What to Do in a Foundation Emergency
Step 1: Assess Occupant Safety
If you observe any of the following, evacuate the affected area before doing anything else:
- Audible cracking, popping, or grinding from the structure
- Visible tilt or shift in the wall or floor that is progressing
- Doors or windows that have jammed shut or sprung open in the past 24 hours with no other explanation
Call a structural engineer - not a foundation repair contractor - for acute structural concerns. A structural engineer can issue an emergency report and determine whether the building is safe to occupy.
Step 2: Document Everything Now
Before any repair work begins, photograph and video all affected areas with timestamps. Include:
- Wide shots showing the full extent of affected wall or floor areas
- Close-ups of all visible cracks with a ruler or coin for scale
- Date and time metadata (leave your phone’s location/date data on)
This documentation matters for insurance claims and establishes a baseline for tracking change.
Step 3: Control Water Intrusion
If water is actively entering the home:
- Deploy a sump pump or wet/dry vac to remove standing water
- Reroute downspouts away from the foundation perimeter
- Use sandbags or earthen berms to divert surface water away from the home if a weather event is active
Water removal does not fix the underlying problem but prevents the situation from worsening while you arrange structural assessment.
Step 4: Get Same-Week Assessment
Call 2-3 foundation repair contractors and specifically state you need an emergency or priority assessment. Most companies can mobilize for urgent situations within 3-5 business days. Ask specifically:
- “Is this situation safe to leave for a standard repair timeline or does it need immediate stabilization?”
- “What temporary measures can you install while the full repair is being planned?”
Emergency Stabilization Measures
When the full repair can’t happen immediately, contractors can install temporary measures to stop or slow active movement:
Temporary wall bracing: Steel beams or posts braced from floor to ceiling against a bowing wall provide immediate resistance against further inward movement. Cost: $1,000-$3,000 for temporary installation.
Emergency carbon fiber strapping: If a block wall is actively bowing and conditions are favorable, carbon fiber straps can sometimes be installed in a single day as an expedited response. Cost: $1,500-$4,000 depending on scope.
Temporary shoring: For situations involving potential vertical movement (active sinking), temporary shoring supports the structure above while permanent piers are planned and installed. Cost: varies widely by scope.

- Gradual deterioration over time
Always file a claim and let the insurance adjuster assess before assuming you’re not covered. Take the same photos and documentation you’d use to get repair quotes - the adjuster needs them too.
How to Find a Contractor Who Can Respond Quickly
Not every foundation repair company handles emergency or expedited work. When calling:
- State upfront that you have an active, changing condition and need priority scheduling
- Ask specifically about their emergency or priority response capability
- Request a structural assessment (not just a sales quote) - some companies offer emergency engineering consults
- Get at least two assessments before authorizing major work
Be cautious of contractors who immediately propose the most expensive solution without a thorough assessment. Genuine emergencies require diagnosis, not just a sales call.
