Why Drainage Is the Best Money You Can Spend on a Foundation
Water is involved in most foundation problems. Expansive clay soils swell when they take on water and shrink when they dry out, and that swell and shrink cycle is what heaves and drops a foundation over the years. Every one of those failures starts with water arriving where it should not be. The cost gap between managing the water and repairing the damage is enormous. A downspout extension is $20. What Proper Grading Actually Means
The working standard is a fall of roughly 6 inches over the first 10 feet from the foundation. That is about a 5 percent slope. Past 10 feet the ground can flatten as long as water keeps heading away and does not pool.
Two practical notes get missed:
Grade settles back. Fill placed against a foundation compacts over the first few seasons, and backfill from original construction keeps settling for years. A yard that was graded correctly when the house was built can be flat or negative fifteen years later without anyone touching it. Re-check the slope every couple of years with a level and a straight board, or simply watch where water goes during a storm.
Hardscape counts. A patio, walkway, or driveway that has settled toward the house is a negative grade even if the soil beside it is fine. Concrete that has tipped back toward the foundation is often the actual source of a wet basement corner, and lifting it is a separate job from soil work.
How to Diagnose Your Own Drainage Problem
You do not need a contractor for the first pass. You need a rain jacket.
- Watch during a heavy rain. This is the highest value fifteen minutes you can spend. See where water actually goes, where it sheets, and where it stalls. Every other method is a proxy for this.
- Look for ponding within 10 feet of the wall. Standing water an hour after the rain stops is a flat or negative grade.
- Check downspout discharge distance. Walk the perimeter and measure. Anything discharging under 6 feet from the wall is a candidate for immediate extension.

Genuinely DIY-able:

- Full perimeter regrading, because fill volume and finished slope are hard to eyeball

The Fill Mistake That Wastes a Regrade
The common error is grading with topsoil or bagged garden soil because it is what the garden center sells and it is easy to shovel. Loose organic topsoil erodes, absorbs water, and settles, so the slope you paid for is gone in two seasons and the soil right at the wall becomes a sponge.
The better approach is a clay-rich fill placed and compacted against the foundation to form the slope, then capped with a few inches of topsoil and grass or mulch on top so it holds and looks finished. The clay layer sheds water instead of storing it. Keep the finished grade at least 6 inches below the siding line, 8 inches where there is wood siding, and never bury brick weep holes.
Same idea on the surface: gravel beds and mulch rings directly against the wall look tidy but hold moisture at the exact place you are trying to keep dry, unless the grade under them is already correct.
When Drainage Alone Will Not Solve It
Drainage is prevention and stabilization. It is not repair. Water management will not fix a foundation that has already lost support or moved significantly. Signs you are past that point:
- Stair-step or diagonal cracks wider than about a quarter inch, or cracks that are still growing
- Doors and windows that have gone visibly out of square
- Floors with a measurable slope across a room
- A basement wall bowing inward, which means soil pressure has already deformed the structure
- Any crack with vertical offset, where one side has moved relative to the other
In those cases drainage becomes part of the repair scope rather than an alternative to it. - The fill type and volume, in cubic yards, and whether it is clay-rich fill or topsoil
- Which sides of the house are included, since partial perimeters are common and easy to misread
- Compaction method, because uncompacted fill settles back within two seasons
- Where the water goes, named specifically: a swale, a pop-up emitter, a low corner of the lot, or a storm connection where allowed
- Pipe type and diameter for any buried line, solid versus perforated, and the pitch being held
- Restoration, meaning seed, sod, mulch, or plant replacement, included or excluded
- Downspout work, since gutter and grading are often quoted by different trades and each assumes the other handled it
- Permits, where local rules govern discharge onto a neighboring property or into a municipal system
One more question worth asking: will the contractor come back and re-check the grade after a season of settlement. The good ones expect the fill to drop a little and plan for it.
