What Exterior Foundation Waterproofing Involves
Exterior waterproofing treats the water problem from the outside, before water ever touches the wall. That is what makes it the most complete option and also the most involved. The work follows a set sequence.
Excavate to the footing. A trench is dug around the affected part of the foundation, all the way down to the footing at the base of the wall and wide enough for a worker to stand and move. On a full basement this can mean digging 7 to 9 feet deep around the whole house.
Clean and prep the wall. With the wall exposed, the crew removes old coatings, dirt, and debris, then patches cracks and parging so the new membrane bonds to a sound surface.
Apply the waterproof membrane or coating. A liquid-applied membrane or a peel-and-stick sheet membrane is installed across the exposed wall face. Many systems add a dimpled drainage board over the membrane to channel water down and protect the coating during backfill.
Install the exterior footing drain. A perforated pipe, often called drain tile or a French drain, is laid in a bed of washed gravel at the footing. It is wrapped in a filter sock to keep silt out and pitched to carry water away, either to daylight on a sloped lot or to a sump.
Backfill and restore. The trench is filled back in, ideally with free-draining material near the wall, and everything that was removed to reach the foundation gets rebuilt.

Why It Is the Most Expensive Option
Exterior waterproofing costs several times what an interior system costs, and the reason is the dirt, not the waterproofing. The membrane and the drain pipe are a modest share of the bill. The excavation, the equipment, the labor to work in a deep trench, and the removal and rebuilding of everything above the trench are where the money goes.
The upside is that it is also the most complete fix. Interior systems collect and remove water that has already crossed the wall. Exterior systems stop that water at the outside face, keeping the wall itself dry and taking hydrostatic pressure off the structure. What Drives the Cost Up
Excavation depth. A deeper foundation means a deeper, wider trench and far more soil to move. A full basement digs far deeper than a crawl space or slab, so depth alone can move a project from one price tier to the next.
Equipment access. If an excavator can reach the walls, the dig is faster and cheaper. Tight lot lines, fences, and structures near the foundation force hand digging, which is slow and labor heavy.
Landscaping, hardscape, and decks. Anything over the trench has to be removed and put back. Decks, patios, walkways, driveways, AC units, and mature plantings all add removal and restoration cost, sometimes rivaling the waterproofing itself.
Wall length. More wall means more trench, more membrane, and more drain pipe. A full perimeter costs far more than treating a single problem wall.
Soil and water table. Heavy clay is harder to dig and holds water against the wall. A high water table can require dewatering the trench during work and puts more demand on the drainage system.

What to Look For in a Quote
A complete exterior waterproofing quote should spell out:
- Excavation scope: which walls, how deep, and whether restoration of landscaping and hardscape is included or billed separately.
- Membrane system: the specific product and whether it is a liquid-applied coating, a peel-and-stick sheet, or a spray membrane, plus whether a dimpled drainage board is added.
- Wall prep: crack repair and parging before the membrane goes on, not just a coating over a dirty wall.
- Drain detail: perforated pipe in washed gravel, wrapped in a filter sock, with a stated outlet to daylight or a sump.
- Backfill material: whether free-draining fill is placed near the wall or the original soil is simply pushed back.
