Why Manufactured Homes Go Out of Level
A site-built house sits on a continuous footing and foundation wall that spreads the load along its entire length. A manufactured home does not. It rests on a grid of individual piers, usually stacked concrete blocks or adjustable steel stands, each sitting on its own small footing pad. Under a typical home there are anywhere from 20 to 50 of these support points, and each one carries a share of the load independently.
That design is what makes releveling routine. Every pier is only as stable as the soil under its pad. When soil under one pier compacts, erodes, or swells with moisture, that single point moves while its neighbors stay put, and the frame above twists slightly. Multiply that across dozens of piers over several years and the home slowly goes out of plane.
Four things move manufactured homes most often:
- Initial settlement after placement. Fresh footing pads compress the soil beneath them during the first year. Nearly every new home settles somewhat, which is why installers recommend a check at the one year mark.
- Soil moisture cycling. Expansive clay swells when wet and shrinks when dry, lifting and dropping pads through the seasons. This is the single biggest driver in Texas, Oklahoma, and much of the South.
- Washout and erosion. Water running under the home scours soil out from under footing pads. A pad with a void under one edge tips, and the pier above it leans.
- Pier shifting. Dry-stacked block piers can rack out of plumb from vibration, minor ground movement, or a pier that was never set plumb to begin with.
None of this means the home is defective. It means the support system is adjustable by design, and adjusting it is scheduled maintenance rather than emergency repair.

A single wide is generally the cheapest job because it has one row of center piers and two perimeter lines to adjust, and the work usually takes a crew a half day. A double wide has roughly twice the pier count plus the marriage line down the center, where the two halves meet and where being out of level shows up fastest. That extra complexity, not just square footage, is what separates single wide vs double wide leveling cost.
Per-pier pricing is common in some regions. At $25-$75 per pier adjusted, a home needing 15 piers touched lands around $375-$1,125, which is why the flat quotes and the per-pier quotes tend to land in similar territory. Ask which pricing model a contractor uses before comparing bids, because a low per-pier rate on a home with 40 piers is not a bargain.
What Drives the Price Up or Down
Number of piers that need work. A home that needs eight piers shimmed is a different job from one that needs 35 piers reset. This is the main variable, and no contractor can size it without getting under the home.
Crawl height and accessibility. Working under a home with 30 inches of clearance is dramatically slower than one with 48 inches. Low clearance, standing water, dense insulation belly wrap, or ductwork in the way all add labor hours. If a crew has to dig out to reach a pier, that is extra time.
Whether piers or footings must be replaced. Shimming an intact pier is fast. Replacing a cracked block pier means unloading it, rebuilding it, and reloading it. Pouring a new footing pad is a bigger step again, and it introduces cure time.
Skirting removal and reinstall. Vinyl skirting usually comes off and goes back on with modest labor. Masonry or hardboard skirting is a real demolition and rebuild cost, and damaged panels may need replacing.
Travel distance. Manufactured home specialists often serve a wide rural territory. A crew driving 90 minutes each way builds that into the quote.
Utility disconnection. Most routine releveling does not require disconnecting utilities, because the lift is measured in fractions of an inch. Larger corrections can strain water lines, sewer connections, and gas lines, and a careful contractor will disconnect or slack those before lifting. That adds cost and may add a plumbing call.
Regional labor rates. Hourly rates for this work commonly run in the $30-$100 per hour per worker range, with crew rates of roughly $100-$200 per hour in many markets. Higher cost of living regions sit at the top of those bands.
Signs Your Manufactured Home Needs Releveling
Manufactured homes announce this problem clearly if you know what to look at.
- Doors and windows sticking. Interior doors that catch at the top corner, or that swing shut on their own, mean the frame is racking. This is usually the earliest indoor sign.
- Gaps along the marriage line. On a double wide, look at the ceiling and floor seam where the two halves meet. A widening gap, a ridge, or separating trim means the two sections are no longer sitting at the same height.
- Sloping or bouncy floors. Set a ball on the floor in several rooms. A spot that feels soft or springy usually sits over a pier that has dropped or lost contact with the frame. This is a common presentation of uneven floors in manufactured housing.
- Cracked drywall or separating panel seams. Cracks radiating from the upper corners of door and window openings track frame movement.
- Visible pier problems. Leaning piers, cracked or crumbling blocks, missing shims, or a visible gap between the pier cap and the steel frame. A gap means that pier is idle and its share of the load moved elsewhere.
- Buckling or wavy skirting. Skirting is fastened to the home above and sits on the ground below. When the home moves and the ground does not, the skirting shows it first.
- Plumbing that stops draining well. Drain lines under a manufactured home rely on gentle slope. Enough movement can flatten or reverse that slope.
The Releveling Process, Step by Step
Knowing the sequence helps you tell a thorough contractor from one who plans to shim a few obvious spots and leave.
- Inspection and elevation readings. The contractor takes measurements across the home with a laser level or water level, mapping high and low points against the frame. This produces the target: which piers move, and how far. Skipping this step is the most common shortcut.
- Skirting removal. Enough skirting comes off to give crew access to every pier that needs work.
- Setting up jacks at the frame. Lifting happens at the steel I-beam chassis, never at the floor decking, outriggers, or siding. Jacks sit on solid cribbing or a load-spreading base so they do not sink into soft ground.
- Shimming or resetting piers. Small corrections use hardwood shims or steel shims driven between the pier cap and the frame. Larger corrections mean restacking the pier, replacing cracked blocks, or adding to the footing pad.
- Checking the marriage line on a double wide. The two halves are brought back into alignment at the center beam so the ceiling seam, floor seam, and interior trim close up.
- Verifying doors and windows operate. The real proof is functional, not numeric. Every exterior and interior door should latch cleanly and windows should slide without binding before the crew packs up.
- Re-securing tie-downs and anchors. Lifting the home slackens straps. Tie-downs get retensioned and any loose or corroded anchors are flagged. This matters for wind resistance and for insurance compliance.
- Reinstalling skirting and vents. Skirting goes back with vents clear and the bottom edge back in contact with grade.
A single wide is usually a half day of work. A double wide often runs a full day. If a contractor promises a two hour visit for a full double wide relevel, they are shimming symptoms.
How Often Manufactured Homes Should Be Releveled
The industry norm is every three to five years, with a check at the one year mark after installation to catch initial settlement. Move sooner if any of these apply:
- The home sits on expansive clay or on engineered fill
- The site went through a drought followed by heavy rain, or the reverse
- A major storm, flood, or plumbing failure put water under the home
- You are seeing sticking doors, floor slope, or marriage line gaps regardless of the calendar
- The home was recently moved or set on a new site
An inspection alone is cheap compared to a full relevel, so if you are unsure, pay for the elevation reading and use the results to decide.
Drainage Is Usually the Real Cause
Releveling corrects the symptom. If water keeps moving soil under the piers, the home goes back out of level and you pay again in two years instead of five.
The prevention list is short and mostly cheap:
- Grade the ground so it falls away from the home on all sides, at least six inches over the first ten feet
- Keep gutters and downspouts discharging several feet away from the perimeter, not at the skirting
- Keep skirting vents open so the crawl area dries out between rains
- Fix plumbing and duct leaks under the home promptly, since a slow supply leak will erode footing support faster than rainfall
- Watch for standing water or soft mud under the home after storms
If you already see pooling or saturated soil at the perimeter, treat water around the foundation as the first repair, before or alongside the leveling work. Contractors who only sell leveling will not always raise this, but it is the difference between a repair that holds and one that repeats.
DIY Versus Professional Releveling
The materials look cheap. A bottle jack, a bundle of shims, and a few blocks cost less than $300, and plenty of forum posts make the job sound simple. The gap between the materials cost and a $900 professional bill is skill, equipment, and risk absorption.
What goes wrong when it goes wrong:
- Frame damage. Lifting at the wrong point, or lifting one corner too far too fast, can bend the steel chassis. That is not a repair, it is a structural problem you carry for the life of the home.
- Injury. Working under many tons supported by a hydraulic jack is how people get killed in this trade. A jack is a lifting device, not a support device. Rated cribbing or stands take the load.
- Cosmetic destruction inside. Overcorrecting in one lift cracks drywall, pops trim, breaks window seals, and separates the marriage line rather than closing it. Correct lifting is small increments across many piers.
- Broken connections. Water lines, drain lines, gas lines, and ductwork have limited flex. Fast or uneven lifting breaks them.
- Voided warranty and park rules. Manufacturer and installer warranties commonly require qualified work, and many communities require a licensed installer.
Small shim adjustments at an accessible pier are within reach for a careful, experienced DIYer. A full relevel of a double wide is not the place to learn. If the home has settled enough to jam doors, hire a licensed manufactured home installer or a foundation leveling contractor who works on pier-supported homes specifically.
Permanent Foundation Conversion and FHA or VA Financing
If you plan to sell, refinance, or buy with FHA or VA financing, the foundation type matters as much as the level.
A manufactured home on temporary blocks is usually titled as personal property, which limits financing to chattel loans at higher rates and shorter terms. A home permanently affixed to an engineered foundation on land you own can be converted to real property and financed with a standard mortgage, which widens your buyer pool considerably at resale.
FHA generally requires the foundation to meet HUD’s Permanent Foundations Guide for Manufactured Housing, verified by a licensed engineer’s certification. In practice that means:
- Footings below the local frost line, sized for the soil and the load
- Permanent piers or a perimeter foundation wall rather than dry-stacked temporary blocks
- Proper tie-downs and ground anchors resisting wind uplift and lateral movement
- An enclosed perimeter, permanently attached
- The towing hitch, axles, and wheels removed
- An engineer’s inspection and signed certification letter
Conversion costs vary widely by region, soil, and how much of the existing support system can be reused, so it is quoted per site rather than from a table. If you are already paying for a relevel and expect to sell within a few years, ask the contractor whether a retrofit makes sense while the skirting is already off and the crew is already under the home.
What a Good Quote Includes
A quote worth comparing should state:
- The number of piers to be adjusted, replaced, or newly set
- Before and after elevation readings, in writing
- Whether footing pads are being added, replaced, or reused
- Skirting removal and reinstall included or excluded, and who pays for damaged panels
- Whether tie-downs will be retensioned and any failed anchors reported
- Whether utilities will be disconnected, and by whom
- Marriage line alignment specifically named on a double wide
- Travel or trip charges stated separately, not buried
- Warranty length and what it covers, since a leveling warranty that excludes soil movement covers very little
Get at least two quotes and ask each contractor to show you the low points they measured. A contractor who can point at a map of elevation readings is selling a diagnosis.
