What a Slab Leak Actually Is
A slab leak is a leak in a water pipe that runs under or inside your concrete slab foundation. It can be a pressurized supply line, usually copper in homes built before the mid 1990s, or a drain line, often cast iron or ABS. The water escapes into the soil beneath the concrete, where you cannot see it and where it does damage long before it ever surfaces.
The important distinction, and the one homeowners get wrong most often, is direction. A slab leak is water getting out of your plumbing system. What most people mean by a foundation leak is water getting in from outside: groundwater, hydrostatic pressure, poor drainage, and surface runoff finding its way through a crack or a cold joint. Those are different problems with different fixes and different contractors. Warning Signs of a Slab Leak
Slab leaks rarely announce themselves with a puddle. They show up as a pattern of small oddities:
- An unexplained jump in your water bill. Nothing changed in the house, but the bill went up 30% or doubled. This is the single most reliable early signal.
- The sound of running water with every tap off. Stand in a quiet house at night. A steady hiss or trickle you can hear through the floor is a pressurized line losing water.
- A warm or damp spot on the floor. A warm patch means the hot water line is the one leaking. Hot water slab leaks are more common than cold, because hot copper corrodes faster and moves more with thermal cycling.
- Low water pressure throughout the house. Pressure that has quietly declined over months suggests water is escaping before it reaches your fixtures.
- Mold or a musty smell. Persistent musty odor near a baseboard, or mold appearing along the bottom of a wall, points to moisture coming up through or under the slab.
- Cracked, buckled, or lifting flooring. Tile that cracks in a line, wood that cups, or vinyl that lifts in one area is often a wet slab underneath.
- A moving water meter with everything shut off. This is your confirmation test. Close every fixture, turn off the ice maker and irrigation, then check the meter’s low flow indicator. If it moves, you are losing water.
Any one of these could be something else. Two or three together, especially the water bill and the meter test, mean you should book a detection appointment now rather than wait it out.
Leak Detection: Methods and Cost
Detection is a separate line item and it is money well spent. Expect $150-$600 for professional slab leak detection, with most homes falling near $250-$400. A plumber who wants to open concrete without locating the leak first is proposing an expensive guess.
Electronic acoustic amplification uses ground microphones to listen through the slab for the specific frequency of pressurized water escaping a pipe. It is the workhorse method for supply line leaks and can usually narrow the location to within a foot or two.
Thermal imaging reads surface temperature differences through the floor. It is extremely effective on hot water lines, since the escaping hot water heats a plume in the slab that shows up clearly on the camera, and less useful on cold lines.
Pressure testing isolates the system, pressurizes it with air or water, and watches for pressure loss. This confirms that a leak exists and tells you whether it is on the hot side, the cold side, or the drain system, though it does not by itself pinpoint the location.
Line isolation closes valves section by section to narrow which run is losing pressure. Combined with acoustic work, it turns a whole house problem into a specific ten foot stretch of pipe.
Camera inspection applies to drain lines. A sewer camera run through a cleanout finds cracked, offset, or collapsed cast iron and shows you the actual condition of the pipe rather than an inference.
Good detection reports include a marked location on the floor, a stated confidence level, and the method used. Get that in writing before repair work is scheduled.
Repair Methods and What Each One Costs
Spot Repair Through the Slab: $500-$4,000
The plumber cuts and jackhammers a section of the slab, digs down to the pipe, cuts out the bad section, splices in new pipe, then backfills and patches the concrete.
Pros: Lowest cost when the leak is a single isolated failure. Keeps the existing pipe routing. Fastest to complete, often one day of plumbing work.
Cons: You are opening structural concrete and destroying whatever flooring sits over it. Flooring replacement is almost never in the plumbing quote. If the pipe is old copper that is failing from general corrosion, you may be back doing this again in a year, in a different room. The concrete patch is a visible repair and the slab is structurally weaker at any cut if reinforcement is severed.
Rerouting the Line: $1,500-$6,000
Rather than fixing the pipe in the slab, the plumber abandons that run and installs a new line through walls, the attic, or around the perimeter, connecting the same fixtures by a different path.
Pros: No concrete cutting in most cases. The new run is fully accessible for any future repair. Eliminates the entire failing section rather than one hole in it. Frequently the smartest value when the leak sits under tile, a kitchen island, or a bathroom you do not want to demolish.
Cons: Requires opening walls and ceilings for access and patching afterward. Attic runs in cold climates need proper insulation to avoid freezing. It leaves a dead pipe in the slab, which is fine but can be confusing for future work. Drywall and paint restoration is usually a separate trade and a separate bill.
Epoxy Pipe Lining: $4,000-$10,000+
An epoxy coating is applied inside the existing pipe, curing into a new pipe within the old one. Pricing commonly runs $75-$250 per linear foot, so total cost tracks the length of pipe being lined.
Pros: No demolition of the slab, no walls opened. Treats an entire run at once rather than a single point, so it addresses pinhole corrosion across the whole line. Useful when access is genuinely bad.
Cons: Expensive relative to a reroute for many homes. Not every pipe is a candidate, since the host pipe has to be structurally sound enough to line. It slightly reduces the internal diameter. Quality depends heavily on prep and on the installer’s experience, and there are fewer qualified installers than there are plumbers.
Full Repipe: $5,000-$15,000
The whole supply system is replaced, typically with PEX routed through walls and the attic, and the old under slab piping is abandoned.
Pros: Solves the problem permanently. If your copper is 40 years old and leaking in one place, it is aging everywhere. A repipe converts an open ended series of repairs into one known cost. It also usually improves water pressure and can be a selling point at resale.
Cons: The highest upfront number, and the most disruptive, with multiple walls and ceilings opened and several days of work. Restoration costs are on top. Overkill if you genuinely have a single mechanically damaged pipe in an otherwise healthy system.

Pipe Material Changes the Whole Calculation
Copper is the classic slab leak pipe. Homes built from the 1960s through the early 1990s were plumbed with copper run through the slab, and after a few decades that copper develops pinhole leaks from the inside out. Acidic or high velocity water, aggressive soil chemistry, and abrasion where the pipe passes through concrete all accelerate it. The critical insight: pinhole corrosion is a systemic condition, not a local one. One pinhole in copper usually means more are coming, which shifts the math strongly toward a reroute or repipe.
Cast iron drain lines fail differently. They corrode from the inside, scale up, then crack or lose their bottom entirely. Cast iron under a slab in a house built before about 1975 is at or past the end of its service life. Drain line failures leak unpressurized water and waste, so they are slower to show on a water bill but far worse for soil washout and for indoor air quality.
PEX is what most reroutes and repipes use today. It is flexible, resists the pinhole corrosion that kills copper, tolerates freezing better, and can be run in long continuous lengths with fewer joints under a slab, which means fewer failure points. When it is run through a slab at all, it should be sleeved.
Why a Slab Leak Becomes a Foundation Problem
This is the part that turns a plumbing bill into a foundation bill.
A pressurized supply line leaking under your slab runs 24 hours a day. In sandy, silty, or fill soils, that water carries fine particles away, creating voids under the concrete. Concrete spans a small void fine and a large void not at all, so eventually that section drops. That is textbook foundation sinking, and once it happens, the fix is no longer a plumber’s job. It is piers, and piers start in the five figures.
In expansive clay soils the sequence runs the other way. The wet zone swells and lifts that part of the slab, which is heave, and then when the leak is finally repaired and the soil dries, that same area drops again. Both movements are differential, meaning one part of the house moves while the rest does not, and differential movement is precisely what cracks slabs, splits drywall at door corners, and makes floors go uneven.
The practical takeaway is about time, not technique. A slab leak found in the first month is a $2,000 to $4,000 plumbing repair. Insurance: What Is Usually Covered and What Is Not
Slab leak coverage is one of the most misunderstood parts of a homeowners policy, and the pattern in most standard HO-3 forms works like this.
Commonly covered: the cost to tear out and replace the slab and flooring in order to access the pipe, often called tear out coverage, and the resulting water damage to your floors, cabinets, drywall, and personal property, when the leak is sudden and accidental.
Commonly excluded: the pipe itself. Insurers treat the failed pipe as maintenance, so the plumber’s cost to replace that section is frequently yours. Also excluded in most policies is damage from a leak that has been seeping gradually over weeks or months rather than failing suddenly, and, critically, earth movement. Three things worth doing before you have a claim. Ask your agent whether your policy has tear out coverage and in what amount. What to Look For in a Slab Leak Quote
A quote you can trust should state:
- The detection method used and the located position of the leak, marked on the floor, not a general area
- The specific repair method proposed and why that method over the alternatives
- Whether concrete cutting and patching are included and how the patch will be finished
- Whether flooring removal and replacement is included or excluded. It is usually excluded. Get this in writing so the number does not surprise you later.
- Pipe material for any new run, and whether abandoned lines will be capped properly
- Permit and inspection responsibility, since slab work is permitted in many jurisdictions
- The warranty, both on the repair itself and on any patched concrete

Get two or three quotes, and be suspicious of any bid that proposes breaking concrete before detection has been performed.
Plumber or Foundation Contractor: Who Do You Call?
Call a licensed plumber first in nearly every case. The leak is a plumbing failure, and stopping the water is the priority regardless of what else is going on. A plumber with slab leak detection equipment can confirm the leak, locate it, and price the repair options.
Call a foundation contractor when the house is already showing structural symptoms: floors that have gone visibly out of level, doors and windows that stick across a whole section of the house, stair step or diagonal cracking in walls, or a slab you can feel dipping. In that situation, sequence matters: fix the leak first, let the soil stabilize, then have the foundation evaluated. Lifting a slab while water is still pouring into the soil underneath it wastes the work.
